What to Expect When Selling Your Home

Selling a home can be a stressful process, but it's important to remember that your real estate agent is there to guide and support you every step of the way.


Preparing Your Home for Sale
The goal when prepping your home is to present it as a clean, neutral space that allows potential buyers to imagine themselves living there. Think of it as creating a blank canvas:


  • Opt for neutral wall colors that appeal to a wide range of tastes
  • Keep the home clean, organized, and clutter-free
  • Remove or secure any personal items or valuables during showings
     

Listing Your Property
Once you sign a listing agreement with your brokerage, transparency is key. Being upfront about the condition of your property helps avoid legal issues down the road. A Seller’s Declaration can be completed to disclose any known issues to potential buyers.


Showings and Flexibility
For the best chance at selling, it's helpful to be as flexible as possible with showing times. More availability means more opportunities for buyers to view your home.


Reviewing Offers
When offers start coming in, consider what matters most to you. This could include:


  • Offer price
  • Closing date
  • Conditions (such as financing or inspection)
  • Deposit amount
     

Evaluate each offer based on how well it aligns with your goals—not just on price alone.


After Accepting an Offer
Once you accept an offer, the process moves into the conditional or closing phase. If there are conditions to be fulfilled (such as repairs or documentation), aim to complete them promptly. If the offer is firm, your role shifts to maintaining the home in good condition until closing day.

Keep in mind:


  • Fixtures that are not specifically excluded in the Agreement of Purchase and Sale are expected to remain with the property.
     
  • Continue maintaining the home and avoid causing any damage prior to the handover.
